The Village at Sand Hills is an existing outdoor mall/lifestyle center situated in suburban Columbia, SC, comprising approximately 1,000,000 square feet of retail and restaurant space. The Owner retained around 50 acres of developable property at the rear of the site for a phase two expansion, which would incorporate a multi-use ballpark anchor tenant. This expansion includes 5,500 fixed seats, a capacity of 9,000, 20 premium suites, 50,000 square feet of restaurant shell space, 200,000 square feet of commercial/office space, and 150 condominium units consisting of one and two bedroom units.
The key feature of this project is the seamless integration of retail, restaurant, residential, and commercial uses within a common envelope. This integration results in the grass playing surface being perceived as a “community green space” – a neutral zone or void in the center of the development. This concept truly blurs the lines between public and private space, encouraging increased community use versus a singular sports venue. Pendulum CEO Jonathan Cole served as the Lead Architect on the project while at a previous firm. The initial project budget allocated $17M for the ballpark, $20M for residential development, and approximately $37M for commercial/office spaces.
