Kansas City, Missouri. Opened 2024. Historic Kansas City 2023-24 Historic Preservation Award for Excellence, Best Contribution to Affordable Housing Through Preservation.
Built in the early 1900s as a hotel, the St. Regis was called the most conspicuous building on the skyline by the Kansas City Star in 1914. Property values along the new boulevards had risen between 200 and 500 percent as developers replaced mansions with denser apartment hotels offering luxury amenities.
A century later the math had inverted and the building had fallen into disrepair with the changing times and economy. Pendulum was commissioned to restore it to its prior glory, this time in the form of elderly housing.
Historic Tax Credits are what made it pencil. The client, Millennia Development Group, was awarded them, the team completed the project and it opened in 2024. Preservation used as the instrument for delivering affordable housing.
