The site at the western edge of downtown was a crime ridden, underserved area before construction. The ballpark was never the point on its own.
Truist Stadium anchors approximately 200,000 square feet of master planned retail, housing and entertainment on adjacent parcels owned by the team ownership group. Phase two added roughly 40,000 square feet of commercial office, which began construction as the ballpark completed. Pendulum CEO Jonathan Cole was lead project architect at a previous firm, and after founding Pendulum was retained to manage completion, having led the master planning and design effort.
A ballpark on a crime ridden parcel is a land value argument before it is an architecture one. The 200,000 square feet around it, and the 40,000 square feet of office that followed, are the return the ownership group was underwriting.
