An 88 unit residential concept adjacent to a minor league ballpark Pendulum had recently renovated.

A venue with people living beside it stops being a destination you drive to and starts being a neighborhood. Housing is what turns a ballpark into a district.

The study sets a below grade parking garage under the building and premium outdoor features on the ballpark side, including an infinity pool and cabana seating, with top level penthouse suites carrying two spacious bedrooms and bathrooms.

The concept would house players as well as local fans, which is what gives a new, revitalized urban ballpark neighborhood a reason to exist outside the season.
